There are 4 generally accepted strategies in the commercial property sector:

Core Assets 

This asset is the most conservative. Consistent yield from solid tenants. These assets are a buy and hold, strategy and constitute the backbone of an institution's portfolio. Generally situated in the city business center.

Core Plus 

Similar to core, but with value-added opportunities and the yield may be higher than a Core Asset. Usually situated slightly outside the city center or a slightly inferior property or tenant mix.

Value Add

Possibly less credit worthy tenants or say a retail area which has lost its anchor tenant. With a higher risk involved, potential for capital appreciation for the entrepreneurial investor.

Opportunistic 

Possibly distressed tenants or developers building apartment buildings, condos, office, retail, etc. With a higher risk involved has the potential for the most return.
